How a mobile notary gets steady work in Dallas: the partners who send it
Mobile notaries live on repeat callers, not on search traffic. The ones who stay busy in Dallas are on a short list at a title company, a lender, an estate attorney and a realtor's office. This is how you get on those lists.
Why a mobile notary cannot wait for the phone to ring
A mobile notary has an unusual business. The service is small, the stakes for the client are large, the need is sudden, and the person who needs it rarely knows a notary by name. They ask whoever is already in the transaction with them: the title officer, the loan officer, the attorney, the realtor. Those professionals keep a short list of notaries they trust to show up on time, bring the right stamp, and not botch a signature on a document that cost somebody a month to prepare.
I am Mantas Auk. I run an SEO agency in Dallas and I am a member of BNI Preston Center, a referral chapter of about 70 business owners that meets for lunch every Thursday. The mobile notary seat in our chapter is open, which prompted me to work out what a notary would gain from a room full of the exact professionals who hold those short lists. This guide is what I found. It is about getting on the lists and staying on them, and it starts with the thing every partner will check first: whether you know your own rules.
Texas notary basics every referral partner will assume you know
A partner who refers you is lending you their reputation, so expect to be tested gently on the fundamentals. The Texas Secretary of State's notary public FAQ states that the state issues a notary commission for four years, that applicants must be Texas residents at least 18 years of age without a final conviction for a felony or a crime involving moral turpitude, and that a notary public has statewide jurisdiction and may perform notarial acts in any county in Texas. It describes the surety bond as a promise to pay for any financial loss due to the actions of a notary, and it states that the maximum fees a traditional notary may charge are set by Texas Government Code section 406.024, that a notary may charge less or nothing, and that excessive fees are grounds for disciplinary action.
The same page defines an online notarization as a notarial act performed by an online notary by means of two-way video and audio conference technology, with credential analysis, identity proofing, a recording of each session and records kept for five years. The Secretary of State's notary public page adds that an online notary has the same authority as a traditional notary and must obtain an x.509 compliant digital certificate and an electronic seal from a third-party company. If you offer remote online notarization alongside mobile visits, say so clearly to every partner, because a title officer with an out-of-state seller will remember.
Two practical notes. First, the statute caps the notarial fee but a travel or convenience fee is a separate business matter; be transparent and consistent about it, and put it in writing before you drive. Second, for loan signings the market uses a specific term. The National Notary Association's page on what a Notary Signing Agent is states that a Notary Signing Agent is a notary who has been trained to handle loan documents in real estate transactions, that lenders and title companies hire signing agents as independent contractors, that a signing typically runs 45 minutes to a few hours excluding travel compared with five to ten minutes for a standard notarization, and that a notary who wants to offer loan signing services must first pass the industry-required background screening and exam. If you want title and mortgage referrals, that is the credential they will ask about.
The four partners who hold the short lists
Every mobile notary I have talked to describes the same four sources, in roughly this order of volume. Title companies, which close real estate transactions and constantly need a notary for a seller who cannot come to the office, a buyer signing from a hospital room or a couple closing from two different cities. Mortgage lenders and loan officers, whose refinances and purchase loans end in a signing table. Estate-planning attorneys, whose wills, powers of attorney and trust documents often need to be executed at a kitchen table or a care facility. And residential real estate agents, who are not the ones hiring you but are the ones a nervous client calls at nine at night asking what to do.
In our chapter, those seats are filled by people you could meet next Thursday. Gail Klaveness of Capital Title runs closings for a living; her guide on what the title company does while a Dallas home is under contract is worth reading just to understand where a notary enters the timeline. Maria Leach of First United Bank originates residential mortgages. Marshall Medlin practices estate planning law, and the chapter also has a residential realtor, a commercial realtor, a property manager and a short-term rental manager, each of whom meets households at a moment when documents need signing.
A fifth source is quieter and often ignored: the professionals who serve people who cannot easily travel. Moving companies, senior-care operators, hospital-adjacent businesses and home-health providers all meet clients who need a document signed where they are. A mobile notary who explains this to a mover gets calls nobody else is competing for.
What title officers and lenders actually judge you on
Nobody on a title company's short list got there by being the cheapest. They got there by removing risk from a closer's day. From conversations with closers and loan officers, these are the things that decide whether you get the second call.
- You confirm the appointment the day before and text when you are ten minutes out, every time, without being asked.
- You carry what the signing needs: current commission and seal, a working printer if you take print-and-deliver work, spare pens, a journal, and your own reliable scanner for scan-backs.
- You know what you may and may not explain. The NNA page is explicit that signing agents are not loan officers and should direct questions about loan terms to one; the same discipline applies to legal questions on estate documents.
- Your error rate is near zero. A missed initial or a wrong date on a loan package can delay funding, and that closer will remember who caused it.
- You answer the phone. The reason a notary is being called is usually that the plan just changed; the one who picks up gets the job.
- You keep a calm manner with signers who are stressed, elderly, grieving or in a hurry, because the referrer's client is the referrer's reputation.
How to start the first three relationships this month
You do not need thirty partners. You need three who send regularly, and the way to get them is to ask for a 30-minute meeting with no pitch in it. Ask the title officer how her week goes, where notaries have let her down, and what a perfect notary would do differently. Ask the estate attorney how often documents need to be executed outside the office and how he currently handles it. Ask the loan officer what the last week before closing looks like from her chair. Then tell them, in two sentences, exactly which situations you want them to think of you for, and leave.
If you would rather meet all three in one room, that is what a referral chapter is for. BNI Preston Center meets every Thursday at Park City Club, 5956 Sherry Lane, Suite 1700, in Preston Center. Open networking starts at 11:00 AM, the meeting runs from 11:30 to about 1:00 PM, and visitors register on the Visit page. The title officer, the mortgage lender, the estate attorney and the realtors will all be at lunch, and you will have 30 seconds to tell them what you do.
The two-sentence description that makes partners remember you
Most notaries introduce themselves with a list of services, which is forgettable because every notary offers the same services. Partners remember situations. Try a structure like this: name the moment, then name what you do about it. "When a seller cannot make it to the closing table, I bring the table to them, anywhere in Dallas–Fort Worth, same day if the documents are ready." Or, for an estate attorney: "When a client needs to sign a will or a power of attorney from a hospital bed or a care facility, I handle the visit so your staff does not have to."
Change the situation for each partner and keep the second half constant. Our guide on describing your business in 30 seconds so people refer you walks through the template in detail. The test is whether a loan officer, three weeks later, hears a borrower say "I will be in Houston that day" and thinks of your name.
Give before you receive, and mean it
A mobile notary is in an unusually good position to give referrals, because you sit at the end of transactions and hear everything. The couple signing a refinance mentions they need a roofer before winter. The family executing a will asks whether anyone knows a good mover. The seller closing from out of town needs a cleaning company and a handyman for the punch list. If you know a trustworthy name for each, you are suddenly the most useful person at the table, and the professionals who referred you notice.
This is the philosophy a BNI chapter is built on. BNI's core values page describes Givers Gain® as a philosophy that by giving business to others, they will want to give business to you, and tells members to give unconditionally. For a notary it is not an abstraction. The attorney who sends you four signings a month is far more likely to keep doing it if you have sent his name to two families who needed a will. Keep a list of who you have referred and to whom, and review it monthly.
Online visibility still matters, but it is second
Some of your work will come from search, and that work is worth having, so set up a complete Google Business Profile as a service-area business, keep your hours and phone accurate, and ask satisfied signers for a review while they are still at the table and grateful. Make sure your website says plainly what counties you cover, whether you handle loan signings, whether you offer remote online notarization and how to reach you after hours.
But do not confuse this with the core of the business. The person searching for a notary at eleven at night is a one-time caller; the title closer who adds you to her list calls forty times a year. Build the list first, then make sure that when anyone on it looks you up, what they find confirms what they were told. If you want to compare the ways to meet those list-holders, our overview of business networking in Dallas covers chambers, real estate associations and referral chapters without favoring any of them unfairly.
Why the notary seat is open, and how to visit
A BNI chapter admits one member per category, and BNI Preston Center currently has no mobile notary. The members who hold the short lists are already there: a title company, a residential mortgage lender, an estate-planning attorney, a business attorney, a family law firm, residential and commercial realtors, a property manager, a moving company and a senior-adjacent set of home-service trades. The chapter reported $3,982,650 in closed business passed between members in the past twelve months and 2,372 referrals so far in 2026. Those are member-reported figures and they vary by seat, and a notary's individual transactions are small; what a notary gains is volume and repeat callers, which is exactly what a room like this produces.
It is not the right fit for everyone. If you only notarize occasionally, if you cannot block Thursday lunch every week, or if you do not want to learn what 69 other businesses do so you can refer them, the partner-by-partner approach above will serve you better. If you can, register on the Visit page, come to Park City Club by 11:00 AM, and bring the two-sentence version of what you do. The title officer will be at the table.
Questions people ask me
Can a Texas notary work anywhere in the state?
Yes. The Texas Secretary of State's notary FAQ states that a notary public has statewide jurisdiction and may perform notarial acts in any county in Texas. The commission is issued for four years. Your service area is a business decision, not a legal limit, so state it clearly on your website and to partners.
Do I need a signing agent credential to get title and mortgage work?
The National Notary Association describes a Notary Signing Agent as a notary trained to handle loan documents, hired by lenders and title companies as an independent contractor, who must first pass the industry-required background screening and exam. Many title companies and signing services expect it. Ask the title officers you want to work with what they require before you spend the money.
How much should a mobile notary charge for travel?
Texas caps the notarial fee itself by statute, and the Secretary of State notes that charging excessive fees is grounds for discipline, so keep the notarial portion within the cap. A travel or convenience fee is a separate business charge; set it in writing, quote it before you leave, and keep it consistent so partners can tell clients what to expect.
How many referral partners does a mobile notary need?
Three who send regularly beat thirty who know your name. Start with one title officer, one estate-planning attorney and one loan officer, meet each for 30 minutes, and follow up every time they send someone. Add realtors and movers once the first three are reliable.
What does it cost to visit BNI Preston Center?
Visiting costs nothing except your time and lunch. Register on the Visit page, arrive at Park City Club by 11:00 AM on a Thursday for open networking, and stay for the visitor orientation around 1:00 PM. Membership involves an annual fee plus chapter meeting dues, and you will be given the current figures at the visit.
